Key Responsibilities:
- Oversee the ongoing management and operation of a commercial portfolio
- Oversee building staff and contractor activities
- Perform financial control activities including the development of annual operating budgets, performing monthly budget analysis and re-forecasting as necessary, 100% rent collection and meeting annual targets
- Liaise with the tenants on day-to-day property management issues
- Ensure compliance with any and all applicable government regulations
- Develop and maintain preventative and corrective maintenance schedules; and oversee maintenance activities
- Manage sub-contractor activities for goods and services including preparation of tender documents, tender and bid analyses, negotiating best possible terms and preparing contract documents and monitoring sub contractor performance
- Respond to Tenant billing inquiries and related correspondence
- Approve and sign-off of monthly rent rolls
- Provide recommendations of account write-offs for senior management approval
- Prepare strategic analysis of properties considering financial indicators, market analysis and long-term project plans
- Monitor service level request from Tenants and ensure that they are within the scope of the leases
- Perform other duties, as assigned
Qualifications:
- Minimum 3-5 years of property management experience
- Post-secondary education in related field
- RPA designation an asset
- Strong communication and customer service skills
- Ability to build and maintain relationships – internal and external
- Exceptional attention to detail
- Management skills relating to leadership, performance management, employee relations, and tenant relations
- Strong analytical skills and thorough knowledge and understanding of budgeting principles and processes in accounting procedures and account reconciliation
- Strong computer skills (MS Office)
