Building Operator

Key Responsibilities:

  • Operate, adjust, regulate, maintain, and troubleshoot the building mechanical and electrical systems to ensure proper functioning with respect to safety, economy, and comfort
  • Conduct preventative maintenance on the electrical and mechanical systems in facilities
  • Monitor building energy management systems making adjustments as necessary for total automated control with respect to occupancy comfort and economical operation
  • Carry out general building mechanical and electrical routine maintenance, repairs, and replacement Good understanding of the building operations including but not limited to BAS, HVAC, mechanical, electrical, plumbing, life safety, etc. and ensure all equipment and systems are operated in a safe and efficient manner and are in compliance with all applicable government codes & regulations;
  • Ensure the cleanliness of the properties, both interior and exterior
  • Respond to emergency situations
  • Understand the Fire Protection System, which includes Fire Alarm Panel, Sprinkler Systems, Fire Extinguishers, and Security System.
  • Operate and maintain all HVAC equipment, including boilers, chillers, pneumatic systems, etc.
  • Monitor building security system, fire alarm panel and sprinkler system regularly for proper operation and report any discrepancies.  Complete weekly, bi-weekly and monthly testing where required;
  • Provide assistance in the preparation of building operating budget;
  • Coordinate and/or perform other building repairs as directed Maintain cleanliness and service of all common areas and mechanical rooms;
  • Other duties as assigned.

Qualifications:

  • Certificate in Building Environmental Systems (BES I + II) an asset
  • Minimum 3-5 years of experience in general maintenance
  • Practical experience in Heating, Ventilating, and Air Conditioning system operation and maintenance, energy management, general building maintenance, and operational knowledge of related electrical systems
  • Sound knowledge of building systems, life safety, and emergency procedures
  • Knowledge of Occupational Health and Safety Act, knowledge of Workplace Hazardous Materials Information Systems (WHMIS) and First Aid and CPR training
  • Good oral/written communication and customer service skills;
  • Able to work independently with minimal direction and able to respond quickly to emergency situations;
  • Great time management skills and ability to prioritize work in order to deliver successful results within agreed upon time frames;
