Operations Manager

Key Responsibilities:

  • Work alongside and provide supervision, coaching and leadership to a team of Building Operators at assigned properties. In addition, make recommendations to achieve increased efficiency and workflow
  • Provide on-going training to Operations staff and ensure Operations Team is cross-trained
  • Responsible for ensuring Operations staff execute and deliver on tasks and assigned work including responding to all tenant service requests in a timely and professional manner as well as ensuring that all preventive maintenance is carried out
  • Responsible for visual exterior and periodic interior inspections of property common areas and tenant premises to ensure service contractors are maintaining performance standards and the operations team is meeting tenant service obligations
  • Conduct inspections on all site mechanical, electrical, and HVAC systems and related equipment including but not limited to water treatment, boilers, heat pumps, roof top units, air conditioners, etc., on regular basis in order to ensure equipment is maintained in good working order
  • Assist and actively participate in Energy Conservation Programs and company initiatives implemented
  • Responsible for ensuring that all properties assigned adhere to fire codes, safety acts and WHMIS procedures
  • Ensure building security system, fire alarm panel and sprinkler system are in good operating condition at all times. Coordinate all repair/service work as required
  • Coordinate property “on call” coverage, staff vacation coverage and cover shifts as required;
  • Other duties as assigned

Qualifications:

  • Minimum of 5 to 7 years building maintenance experience with a minimum of 3 years within a supervisory role is required
  • BES Class I + II
  • Prior commercial office experience required
  • Excellent mechanical aptitude and strong building operations knowledge
  • Experience in Preventive Maintenance and Energy Management Programs
  • Knowledge or OH&S legislation/ regulations, fire codes and building codes
  • Ability to mentor and train junior operations staff, with a focus on customer service and communication
  • Strong computer skills
  • Ability to review, understand and interpret blueprints and corresponding specifications
  • Strong trouble shooting skills in HVAC, Electrical, Plumbing
